How water leaks through the roof and ceiling

Water entering a roof travels. It runs along battens, down rafters and across ceiling framing before it finds a low point to drop through, which can put the stain metres away from where it got in. Detection starts with the pattern. A leak that only appears in driving rain from one direction points to flashings or wall junctions rather than the roof surface. A leak that appears in heavy but not light rain points to gutters or a box gutter overflowing rather than a hole. From there the roof is inspected at the usual failure points, being valleys, flashings, penetrations for vents and aerials, ridge capping, box gutters and sarking, and controlled flood testing wets one section at a time until the leak reproduces. Thermal imaging reads moisture held in insulation and plaster, which maps how far the water has actually spread.

Because the stain marks where the water fell, not where it entered. Water can travel a long way along framing before it drops, so sealing the ceiling above a stain treats the exit and leaves the entry point open. Detection reverses that by reproducing the leak under controlled testing to establish where the water is actually getting in.

Yes. Controlled flood testing wets one section of roof at a time under supervision, so the leak can be reproduced on a dry day and traced to the section that caused it. Thermal imaging also picks up moisture already held in insulation and plaster, which shows the extent of what has already been soaked.

It is more specific. A general inspection reports on condition across the whole roof. Detection is aimed at one active leak and works backwards from the symptom until the entry point is proven, which usually involves testing rather than just looking.
